Have been given the go ahead for the above project. The work entails Removal of the rear conservatory and building new, including the installation of Solax sliding windows the full lengh of the back of the conservatory opening out onto the garden. These can be drawn back on those hot sunny days, also another architectural feature is in the 6 degree pitched roof this is to be weathered completely in lead and have 4 opening sky lights for the movement of air and light. The back garden is to be reduced and retaining walls built with subdued lighting built in. The remainder patio area or terrace is to be planked in hardwood and finished at the boundaries with railway sleepers. Inside the house walls are to be removed to make the back of the house open plan and these areas are to be supported on calculated steels built in. First floor landing is to have the bathroom walls moved and a new bathroom suite fitted. The old Boiler is to be removed and replaced with an energy rated condensing Boiler, an new 25mm mains water pipe is to be laid in the existing driveway to feed the house with fresh water and removing the old lead/steel pipe that is existing. The mains Electricity consumer unit is to be replaced and brought upto part P of building regulations. We have allowed 8 weeks for the works to be completed
